Proposed Subdivision on Harding Pike and Brook Hollow Road.

I have received notice that developer Mike Shmerling is proposing to change the single-family lots at the intersection of Brookhollow and Harding into a subdivision of 7 lots.
The lots he owns are under an RS80 designation, but are also within an SP (Special Policy) protection under Nashville Next: (“07-T3-NM-05-Harding Pike: intended to preserve the unique rhythm and spacing of homes in this area.” This SP addendum specifically references the unique character of these extra-large lots, the stone fencing, and the old-growth trees. I support following the precepts of Nashville Next in protecting this unique part of our neighborhood. I have encouraged Mr. Shmerling to hold some community meetings for input from the neighborhood.
You may recall that Mr. Shmerling attempted a similar development several years ago and eventually withdrew the plan due to significant community concerns.
At my urging, he has agreed to hold a community meeting, at the West Precinct Police community room. 5500 Charlotte Pike, 5:30 p.m. on Wednesday, May 22. At that time, you will be able to hear the sales presentation by representatives of Mr. Shmerling and ask questions about the proposed development.
The application for a subdivision is already set for the zoning meeting at the Planning Commission on Thursday, May 23, 2024, at 4 p.m. The Planning Department is at the Metro Office Building, 800 President Ronald Way, Nashville, TN 37219-6300. (Adjoining Howard Office Building).
